Real-estate transactions in Cambodia require careful navigation of the Land Law, the distinction between hard title (central land registry) and soft title, foreign-ownership restrictions, and the procedures of the Ministry of Land Management, Urban Planning and Construction. Foreigners may own strata-title condominium units above the ground floor but generally cannot own land directly. We advise on acquisition, development, leasing, financing and disposal of real estate, conducting title due diligence, structuring ownership vehicles (including through licensed trusts where appropriate), and documenting transactions so that rights are enforceable and risks are allocated clearly. Development projects may also engage construction, environmental and QIP-related legal workstreams.
